Vacant Land in Broward County.

Broward County is nearly built out — the vacant land left is infill lots in established neighborhoods, odd-shaped parcels, and constrained sites. What controls the price isn't acreage, it's what the parcel can legally become. Under § 163.3202 of the Florida Statutes, every county and municipality's land development regulations implement its comprehensive plan — so the parcel's zoning and future land use designation, set by the city it sits in or by Broward County for unincorporated parcels, dictates what can be built and therefore what it's worth. Then the physical stack: municipal water and sewer versus well and septic, legal access, lot dimensions and setbacks, and flood zone — much of Broward sits in FEMA flood zones that add build and insurance cost to anything new. The reason land listings die is financing: lenders treat unimproved land as the riskiest collateral, demand bigger down payments, and many won't write the loan at all — so a 'sold' sign often just means a buyer's financing hasn't fallen apart yet. A cash sale skips that failure mode. Back taxes and liens attach to land the same as houses — priced in, paid from proceeds.

Selling land in Idaho.

Idaho land runs the range our markets produce: platted infill lots in Boise, Meridian, and Nampa subdivisions; small acreage on the valley edges of Ada and Canyon counties; farm-adjacent parcels around Twin Falls; residential lots in Idaho Falls. The zoning lookup works like Florida's under a different statute — Idaho's Local Land Use Planning Act, § 67-6511, has each county and city establish zoning districts consistent with its comprehensive plan, and the parcel's zone controls what a buyer can build. Idaho adds a few diligence items Florida doesn't: well and septic feasibility on unimproved acreage, legal access across adjoining parcels, and water rights — which can be valuable, can run separately from the land, and have to be checked rather than assumed. Land financing is thin here too — banks don't line up to lend on raw acreage — so a financed buyer's timeline is the risk, same as Broward. How do you figure out what my land is worth?

Do I need a survey or a soil test before I sell?
