Mobile / Manufactured Home in Broward County.

In Florida a mobile home is one of two things, and which one determines the entire sale. Under § 193.075, a mobile home is taxed as real property when the owner also owns the land it's permanently affixed to — tied down and connected to utilities — and it carries an 'RP' sticker under § 320.0815. That home sells like a house: deed, title company, normal closing. Without the real-property classification it's personal property — a titled vehicle, transferred through the DHSMV like a car, and financed buyers for those are thin because chattel lending is thin. Then there's the third category, the honest one: a home on a leased lot in a park. Florida's Chapter 723 governs mobile home park lot tenancies — you're selling personal property plus a lot-lease assignment, the park usually holds approval rights over the buyer, and the park's rules shape what's possible. One more real distinction: homes built before June 15, 1976 are pre-HUD 'mobile homes'; later ones are HUD-code 'manufactured homes' — financing and insurability differ.

Manufactured homes in Idaho.

Idaho draws the same line Florida does, through a different mechanism. Under Idaho Code § 63-304, a manufactured home can be declared real property when the running gear is removed, the home is permanently affixed to a foundation, and the owner records a Statement of Intent to Declare with the county recorder — § 63-305 governs reversing it. Without that recorded declaration the home is personal property: titled, transferred through the Idaho Transportation Department rather than by deed. Rural Idaho — Canyon County, the Twin Falls area, Bonneville County around Idaho Falls — holds a lot of manufactured housing on owned acreage, and those are the straightforward buys: real property, title company, normal closing. Park homes on leased lots carry the same complexity as Florida's — you're selling the home and assigning a lease — and we evaluate those case by case, same answer.

Is my mobile home real property or personal property?

In Florida: if you own the land and the home is permanently affixed — tied down, utilities connected — it should carry an 'RP' sticker and be taxed as real property under § 193.075. Otherwise it's a titled vehicle. In Idaho: it's real property only if a Statement of Intent to Declare was recorded under § 63-304. Check your tax bill or your title — we'll confirm it in diligence.

My home is still titled like a vehicle. Can I sell it?

Yes. A personal-property manufactured home transfers by title, not deed — through DHSMV in Florida or ITD in Idaho. If the land under it is yours too, the land sells by deed and the home transfers with it; the paperwork differs, the offer process is the same.

Does the age of the home matter?

To lenders, yes — June 15, 1976 is the HUD-code line separating 'mobile' from 'manufactured' homes, and pre-1976 units are nearly unfinanceable. To us it mostly affects the price, not the possibility: we buy as-is either way.

The home sits on land I inherited. Does that complicate the sale?
