The Florida insurance market turned a routine paperwork step into a deal-breaker. A financed buyer cannot close without a bindable homeowner's policy — the lender requires it before funding. Florida Statute § 627.7011 bars carriers from refusing a policy solely because a roof is under 15 years old, but at 15 years and up the carrier can require an inspection showing five or more years of useful life — and in practice many carriers simply decline older roofs, older plumbing, and older electrical panels outright. Meanwhile Citizens Property Insurance, the state-backed insurer of last resort, ran a deliberate depopulation program that cut its book from roughly 1.4 million policies in late 2023 to under 300,000 by mid-2026 — pushing hundreds of thousands of owners into a private market where the statewide average premium was $3,815 as of April 2026. Florida Realtors has reported roughly 13% of members seeing transactions fall through over insurance issues. And when an owner's own coverage lapses on a mortgaged home, the lender buys force-placed insurance — priced well above a normal policy and charged to the escrow account — and the missed payments that follow can start a foreclosure. Can I sell my house in Florida if no insurer will cover it?
Yes. A financed buyer cannot close without a bindable policy — that is what kills deals on uninsurable homes. A cash buyer has no lender, so there is no insurance requirement to satisfy. We buy as-is and insure the property ourselves after closing.
My insurer dropped me because of my roof. Do I have to replace it to sell?
No. Under Florida Statute § 627.7011, a carrier cannot refuse coverage solely for roof age if the roof is under 15 years old, and at 15 years or older it must accept an inspection showing five or more years of useful life. But a financed buyer's lender still needs a binder — so the real choice is paying for a new roof out of pocket or selling as-is to a buyer with no lender.
What is force-placed insurance and can I sell with it?
When your coverage lapses on a mortgaged home, the lender buys lender-placed insurance and charges it to your escrow — typically at a much higher premium for less coverage.
