Vacant Homes in Broward County.

A vacant house in Broward County degrades on three fronts. First, insurance: most standard homeowner policies restrict or void coverage — especially vandalism and water damage — after 30 to 60 days of vacancy, and a vacant-home or dwelling-fire policy costs more for less coverage. Second, code: an empty house still accrues obligations. Broward municipalities ticket overgrown lots, unsecured openings, and stagnant pools, and unpaid fines become liens on the property. Third, occupancy: an unsecured empty house invites squatters and vandalism. Florida gave owners a faster removal tool in 2024 — under § 82.036, the county sheriff can remove unlawful occupants on a verified complaint without a full eviction — but the statute has strict conditions, and prevention is cheaper than removal.
