Sell My Apartment Building Fast: Cash Offer in 48 Hours

The short answer.

Yes. InTym Properties buys small apartment buildings nationwide, as-is, occupied or vacant. The rent roll, deposits, and condition price into one written offer, usually within 48 hours, and no commercial loan committee stands between the offer and the closing.

InTym Properties buys small apartment buildings nationwide, roughly 5 to 20 units: occupied, under-rented, inherited, or tired-landlord owned. Leases, tenants, and deposits transfer at closing. Written offer usually within 48 hours. Email hello@intymproperties.com or call/text (650) 540-1854.

§03

Apartment Building in Broward County.

Broward's small apartment buildings, the 5-to-20-unit walk-ups and garden buildings scattered through Hollywood, Pompano Beach, Fort Lauderdale, and Lauderhill, sell under the Florida Residential Landlord Tenant Act, Chapter 83 Part II of the Florida Statutes. Leases survive the sale: the buyer takes title subject to existing leases, fixed-term tenants stay to the end of their term, and month-to-month tenants stay until someone serves notice, 30 days under § 83.57(3). Deposits follow the building: under § 83.49(7), security deposits and advance rents transfer to the new owner with an accurate accounting at closing. And no Broward city can cap the buyer's rents: Florida preempts local rent control under § 166.043(2). The financing reality that defines this property type: five units and up is commercial debt, different underwriting, bigger down payments, longer timelines, and more ways for a deal to die in committee. That is where most financed apartment-building sales stall. A cash offer removes the contingency entirely. InTym Properties values the building on the actual rent roll against market rents, real operating expenses (taxes, insurance, maintenance, management, vacancy), the physical condition, and comparable sales, shown line by line. On some multifamily deals InTym Properties closes as principal; on others it assigns to a vetted end buyer, and the structure is disclosed in writing before you sign.

§03.5

Apartment buildings in Idaho.

Small apartment buildings in Boise, Nampa, Caldwell, Twin Falls, and Idaho Falls sell without a uniform landlord-tenant act: the rules run through scattered statutes, the leases, and common law. When a rental changes hands mid-tenancy the new owner is liable for refunding security deposits under Idaho Code § 6-321(3), so deposits move as buyer credits on the settlement statement. A fixed-term lease binds the buyer to expiration; a month-to-month tenancy ends on one month's written notice under § 55-208. Local rent control is expressly preempted under § 55-307(2). At five units and up the building is commercial-financing territory in Idaho just as in Florida, which is where financed deals stall. A cash offer prices the actual rent roll, real expenses, and condition, and closes through a licensed Idaho title company.

§03.6

Apartment buildings in Ohio.

Ohio's small apartment buildings concentrate in Cleveland, Columbus, Cincinnati, Toledo, and Dayton, much of it under-rented after long ownership. The sale runs through the Ohio Landlord-Tenant Act, Chapter 5321: a fixed-term lease binds the buyer to expiration, a month-to-month tenancy ends on thirty days' notice under R.C. 5321.17, and deposits move as buyer credits, with five percent annual interest owed on amounts above one month's rent after six months under R.C. 5321.16. No Ohio city caps residential rents. At five units and up, financed buyers face commercial underwriting; a cash sale skips the committee. InTym Properties underwrites the actual rent roll, real expenses, and condition, and states in writing whether it closes as principal or assigns to a vetted end buyer, the disclosure R.C. 5301.95 requires in Ohio.

§03.7

Apartment buildings in Michigan.

Detroit, Grand Rapids, Lansing, and Flint carry deep small-building stock, much of it under-rented after decades of ownership. Lease mechanics: a fixed term binds the buyer to expiration, a month-to-month or at-will tenancy ends on one month's notice under MCL 554.134, and under MCL 554.614 the seller stays liable on each deposit until it transfers to the buyer with written notice to the tenant, so deposits move as settlement-statement credits with tenant notice at closing. Michigan preempts local rent control under MCL 123.411. One tax reality prices into every Michigan building offer: under Proposal A, MCL 211.27a, the taxable value uncaps to state equalized value at transfer, so the buyer's tax bill resets upward, priced in, not discovered after.

§05

Questions.

Can I sell my apartment building fast with tenants still in it?

Yes. That's the norm. In every state we serve the buyer takes title subject to existing leases: fixed-term tenants stay through their term and month-to-month tenants stay until terminated with statutory notice. The leases, tenants, and deposits all transfer at closing.

Why is selling a building with five or more units different?

Financing. Four units or fewer can be bought with a residential loan; five and up require commercial debt: different underwriting, bigger down payments, longer timelines, more ways for the deal to die in committee. For a cash buyer it is the same transaction either way.

How do you value an apartment building?

Four inputs, all shown in writing: the actual rent roll against current market rents, real operating expenses (taxes, insurance, maintenance, management, vacancy), the physical condition, and comparable sales of similar buildings. No invented cap rates and no hypothetical pro forma income; we underwrite what the building actually does.

My building is partly vacant or under-rented. Can I still sell?

Yes, and it is common. Vacancy and below-market rents price as lines in the math, not as objections: the upside on under-rented units transfers to the buyer, and InTym Properties prices that gap honestly. Long-term landlords who haven't raised rents in years are most of our multifamily sellers.

How fast can you close on an apartment building?

As little as 7 days if title is clear. There is no lender, no appraisal contingency, and no commercial-loan committee: the title work is the timeline.

How is selling to InTym Properties different from listing with a broker?

No commissions, no fees, no repairs, no showing schedule across every household in the building, and no financing contingency. A brokered sale puts the rent roll in front of a commercial lender's underwriting mid-contract. InTym Properties underwrites it once and puts the number in writing.

Do you close on my building yourselves, or assign the contract?

Both happen, and InTym Properties tells you which structure applies before you sign. On some multifamily deals we close as principal with our own funds; on others we assign the contract to a vetted end buyer from our investor list. Your price and terms don't change either way.
