Median prices, days on market, and year-over-year trends for Boise, Meridian, and Nampa in Q3 2026 — what the numbers mean for Idaho sellers.

Boise's housing market in Q3 2026 runs at two speeds: correctly priced homes go under contract in days, and everything else sits. The median sale price in Boise was $544,640 in August 2026, up 3.7% year-over-year, with homes spending a median of 12 days on market — the fastest pace of any city we track in either state where we buy.

This report covers Boise and the broader Treasure Valley — Ada and Canyon counties — plus our other south Idaho markets, Twin Falls and Idaho Falls. All city figures come from the Redfin Data Center for August 2026.

What Is the Median Sale Price in the Treasure Valley?

Two things stand out. First, Meridian's median ($567,474) runs higher than Boise's — unusual for a suburb, and explained by Meridian's newer housing stock and master-planned communities like Paramount and Tuscany. Second, appreciation flattens as you move away from Ada County: Nampa is up 1.7%, Twin Falls up 0.5%, and Idaho Falls is essentially flat at -0.1%. Price growth in Idaho is concentrated where the job growth is.

What sellers should take from this: the $127,000 gap between the Boise and Nampa medians is real. If you're pricing a Canyon County home against Ada County comps — or vice versa — you're working from the wrong number.

How Fast Are Homes Actually Selling?

Boise's median of 12 days on market is the headline number, and it's genuine — a well-priced, move-in-ready Boise home attracts offers quickly. But two caveats matter.

First, days on market measures listing to pending, not listing to closing. A financed sale adds roughly 30 to 45 days of escrow after the contract is signed. A Boise seller can be under contract in two weeks and still wait six to eight weeks for the check — plus inspection negotiations and an appraisal in between.

Second, 12 days is the median. Homes that need work — deferred maintenance, freeze damage from a hard winter, an inherited property that hasn't been updated in decades — don't ride that average. They sit, they take price reductions, and they attract a different (mostly investor) buyer pool. Meridian's 29-day and Nampa's 31-day medians are a more realistic baseline for the typical Treasure Valley listing.

What Is Driving Demand in Boise?

The Treasure Valley's market rests on a real employment base, not just migration headlines:

  • Micron Technology is headquartered in Boise and announced a roughly $15 billion expansion of its Boise memory-manufacturing campus in 2022 — the largest private investment in Idaho history at the time.
  • St. Luke's Health System is Idaho's largest private employer, anchored by its Boise and Meridian campuses.
  • J.R. Simplot, one of the largest privately held agribusiness companies in the country, is headquartered in downtown Boise.
  • Boise State University and the state government add a stable public-sector base.

On top of that sits the in-migration story. U.S. Census Bureau estimates ranked the Boise metro among the faster-growing large metros in the country early in this decade, and the metro now holds more than 800,000 residents across Ada and Canyon counties. The pandemic-era surge has cooled, but it hasn't reversed — job relocation tied to Micron, St. Luke's, and the logistics corridor along I-84 remains one of the most common reasons sellers call us.

How Do Ada and Canyon Counties Differ?

Ada County (Boise, Meridian, Eagle, Kuna) is the expensive, fast half of the valley — medians above $540,000, dominated by subdivision housing and professional employment. Canyon County (Nampa, Caldwell, Middleton) is the affordable half — a $417,724 median in Nampa, more manufactured housing, and a large share of small-acreage and farm-adjacent properties toward Lake Lowell and the Snake River plain.

For sellers, the practical difference is buyer pool and property type. Ada County buyers skew toward financed move-up purchases; Canyon County sees more acreage deals where wells, septic systems, and outbuildings complicate financed offers. Days on market converge — 29 to 31 days outside Boise proper — but the deals that fall apart in Canyon County fall apart over property condition, not price.

Honestly: in a market with a 12-day median, sellers of clean, well-priced homes do fine listing with an agent. The cash-sale math favors sellers when:

  2. The timeline is set by something else. A Micron or St. Luke's start date, a probate that needs to close, or a trustee sale clock that won't wait for a 45-day escrow.
