§04

Selling in Ohio.

Selling anywhere in Ohio runs through the same state framework. Ohio is a judicial foreclosure state: the lender files a complaint in the Court of Common Pleas of the county where the property sits, the court enters judgment, and the sheriff or a private selling officer conducts the sale. From filing to auction typically runs six months to a year or more depending on the county docket, and you can sell any time before the sale is confirmed. Probate runs through the county probate court, a division of the same common pleas court, and the county auditor's office handles deed transfers and collects the conveyance fee.

The costs are state-level too. Ohio charges a conveyance fee of $1.00 per $1,000 of sale price to the state plus a county permissive fee of up to $3.00 per $1,000 (Franklin, Hamilton, and Montgomery charge $3.00 total; Cuyahoga and Lucas charge the $4.00 maximum), plus a $0.50 per-parcel transfer fee. Ohio is also one of the few states with a wholesaler disclosure law: under R.C. 5301.95, anyone selling a contract on your house must hand you a written disclosure before you sign, and you can cancel if they did not. Our local market pages cover Franklin, Cuyahoga, Hamilton, Lucas, and Montgomery counties today; the same written offer standard applies anywhere in Ohio.

Ohio questions.

Do you buy houses anywhere in Ohio, or only in the big cities?

Anywhere in Ohio. Our local market pages cover Franklin, Cuyahoga, Hamilton, Lucas, and Montgomery counties today (every city is listed below), but the offer works the same statewide: one walkthrough, one written offer, closing through a licensed Ohio title company. Email hello@intymproperties.com or call/text (650) 540-1854.

How does foreclosure work in Ohio?

Ohio is a judicial foreclosure state. The lender files in the county Court of Common Pleas, the court enters judgment, and the sheriff or a private selling officer conducts the sale, typically six months to a year or more after filing. You can sell any time before the sale is confirmed; the proceeds pay off the lender and stop the case.

What does it cost to sell a house in Ohio?

In a normal sale, the seller pays the conveyance fee of $1.00 per $1,000 of sale price to the state plus the county permissive fee of up to $3.00 per $1,000, plus a $0.50 per-parcel transfer fee, plus title and settlement fees. Your written offer shows every cost line by line, including which of those InTym Properties covers, before you sign.

The property is in probate in Ohio. Can I still get an offer?

Yes. InTym Properties makes a written offer now and closes when the county probate court authorizes the sale. The executor or administrator signs once the court gives them authority.

How fast can you close in Ohio?

As soon as 7 days if title is clear, longer if you need it. A financed Ohio sale runs two to three months once you add days on market to a 30-to-45-day close; the InTym Properties version is one walkthrough, one written offer, one date you pick.
