That recording matters because Idaho foreclosure is mostly non-judicial. The trustee records the notice of default with the county recorder, then under Idaho Code § 45-1506 mails notice of the trustee's sale at least 120 days before the auction. You get 115 days from the recording to reinstate the loan, and under § 45-1508 the sale is final — Idaho gives no redemption period afterward.
